The City of Galva manages growth and land use through its Planning and Zoning efforts. These tools help protect property values, promote public safety, and guide the city’s future development. Whether you’re building, subdividing, or seeking a zoning change, understanding Galva’s planning and zoning process is essential. The City’s Planning Commission and Zoning Board of Appeals provide structure, oversight, and guidance.

Zoning ordinances regulate:

  • Land use
  • Lot size and building setbacks
  • Signage and fencing
  • Off-street parking and other property standards

To view Galva’s zoning map, visit the Economic Development page and utilize the Economic Development GIS Mapping Application.

Special use permits and zoning changes are required when proposed use or development does not conform to current zoning classifications.

Process Overview

  • Contact City Hall to discuss the proposed use and determine required approvals
  • Submit a formal application, including a description of the project and site plan
  • Attend a public hearing before the Planning Commission
  • The Planning Commission reviews the request and makes a recommendation to the City Council
  • City Council reviews and votes on final approval

Public notice is required before the hearing, and applicants may be asked to present their proposal during the meeting.

A variance allows a property owner relief from certain zoning regulations when strict enforcement would cause a unique hardship.

Process Overview:

  • Consult with City staff to determine eligibility for a variance
  • Submit a variance application detailing the specific hardship and proposed relief
  • Attend a public hearing before the Zoning Board of Appeals
  • The Zoning Board reviews the request and makes a recommendation to the City Council
  • City Council makes the final determination

Applicants should be prepared to demonstrate that the hardship is not self-imposed and that the variance will not negatively impact adjacent properties.

Before beginning any project, property owners should:

  • Contact City Hall to determine what approvals or permits are required
  • Submit the appropriate zoning, special use or variance permit application
  • Follow review procedures for any zoning changes, variances, or plats

Early consultation with city staff helps avoid delays and ensures compliance.
